Elite real estate near Moscow
The Moscow region is probably the only region in the vastness of our vast Motherland where there is such a huge amount of elite suburban housing. The choice of buyers with a fat wallet is offered mansions overlooking the lakes and other cottages, the price of which starts from a million dollars and reaches 20-30 million, or even more. But despite this, even in such a prestigious and popular suburbs there are the most relevant and expensive areas, and most of the buildings are represented by elite mansions.
More recently, Rublyovka was famous for the most expensive mansions and land plots, t.e. sections in the direction of Rublevo-Uspenskoe highway. But recently, the demand for local real estate has fallen to a critical point – almost every third mansion is put up for sale or even empty. Before the economic crisis of 2008. housing on Rublyovka was actively bought by both politicians and businessmen, and approximately 20% of houses were bought for the purpose of investing funds and the possibility of subsequent resale. Due to the crisis, the cost of all objects has fallen sharply and today it has not even returned to the level of 2008. Well, local residents began to actively move from Rublyovka abroad, preferring the resorts of the Cote d’Azur, villas in Austria, Spain and Switzerland.
Back to Rublyovka. Today, traffic jams remain its key problem, which greatly complicates life, turning a trip to Moscow into a real hell, since you can stand in traffic jams for two hours. Analysts also note that Rublyovka is losing its position in the elite housing segment every day, and its buildings are falling in price. But despite this, most of the mansions from the TOP-100 of the most expensive housing in the Moscow region are still located on Rublyovka.
As for the possible “replacement” of Rublyovka, over the past three or four years, most wealthy buyers have been interested in mansions on Novorizhskoye Highway, which may well squeeze Rublyovka in the expensive housing segment. In addition, traffic jams are rare on Novorizhskoye Highway and it will not be difficult to get to the center of Moscow from the village (and this is about 40 km). Do not forget that New Riga is located close to Rublyovka, and the natural conditions from these places are the same. An important factor will also be the fact that there are still free plots of land on Novorizhskoye Highway, and the cost of real estate is 20-30% cheaper than on Rublevka.
In addition to New Riga, there are still a lot of places in the Moscow region where you can buy luxury cottages and mansions, and this is Kievskoye Highway, which, by the way, is considered one of the most comfortable and fast roads and therefore it attracts real estate buyers. No less interesting are the Minsk, Ilyinskoye, Dmitrovskoye and Kaluga highways. So, you can find luxury housing in any area of the Moscow region, but it is Rublyovka and Novaya Riga that occupy a leading position in terms of the number of such offers and their prices.
